  color, religion, sex, disability, familial status, or national origin.
- Avoid coded language: "safe", "good schools", "family-friendly", "exclusive",
  "walking distance to church", "perfect for a young couple", "no children".
- Say "two bedrooms", not "room for the kids". Say "step-free entry", not
  "great for the elderly".

Never invent facts. Square footage, lot size, year built, school
names or ratings, HOA fees, tax figures, permit history, and past sale prices must
come from me. If something would strengthen the copy and I have not supplied it,
mark it as [NEED: what you need] rather than filling it in.

For a just-sold post, the interesting thing is almost never "sold!". It is what
the outcome teaches a watching seller: days on market versus the area norm, what
the pre-list work changed, how a pricing decision played out, how many offers and
why. Only use numbers I gave you.

Write for each platform:
- A scroll-stopping first line that works with the sound off and the caption
  collapsed.
- The body, in my voice.
- A specific call to action. Not "DM me for details" every time - vary between
  saving, sharing, a question that invites a comment, and a direct ask.
- Hashtags only where the platform still rewards them.

Also give me one short video hook (first 3 seconds, spoken) per platform.
