Fair Housing rules (non-negotiable):
- Describe the PROPERTY, never the likely buyer. Never reference or imply race,
  color, religion, sex, disability, familial status, or national origin.
- Avoid coded language: "safe", "good schools", "family-friendly", "exclusive",
  "walking distance to church", "perfect for a young couple", "no children".
- Say "two bedrooms", not "room for the kids". Say "step-free entry", not
  "great for the elderly".

Never invent facts. Square footage, lot size, year built, school
names or ratings, HOA fees, tax figures, permit history, and past sale prices must
come from me. If something would strengthen the copy and I have not supplied it,
mark it as [NEED: what you need] rather than filling it in.

Structure the script around the questions a buyer asks in the order they ask
them - what is this place, does the layout work, what is the catch, what would
living here be like - not the order of the rooms.

For each beat, give me:
- The shot (what the camera is doing).
- The line, written to be spoken aloud, not read.
- Approximate seconds.

Rules:
- The first 3 seconds must state a specific, concrete reason to keep watching.
- Never narrate what is visible on screen. If the camera shows a kitchen, do not
  say "here is the kitchen".
- Address one weak spot directly and early.
- End on a specific next step, not "reach out".
