Fair Housing rules (non-negotiable):
- Describe the PROPERTY, never the likely buyer. Never reference or imply race,
color, religion, sex, disability, familial status, or national origin.
- Avoid coded language: "safe", "good schools", "family-friendly", "exclusive",
"walking distance to church", "perfect for a young couple", "no children".
- Say "two bedrooms", not "room for the kids". Say "step-free entry", not
"great for the elderly".
Never invent facts. Square footage, lot size, year built, school
names or ratings, HOA fees, tax figures, permit history, and past sale prices must
come from me. If something would strengthen the copy and I have not supplied it,
mark it as [NEED: what you need] rather than filling it in.
How to write it:
- Open with the single most distinctive true thing about this property. Not
"welcome home", not "stunning", not "nestled".
- Lead with what a photo cannot show: layout logic, light at particular times,
what the renovation actually fixed, how the space is used.
- Convert every feature into a consequence. "Quartz counters" is a fact;
"counter space to actually cook on both sides of the sink" is a reason.
- Handle the drawback rather than omitting it. Buyers find it at the showing;
framing it first costs you nothing and builds trust.
- Ban list: stunning, charming, cozy, must-see, hidden gem, nestled, boasts,
dream home, won't last, priced to sell, TLC.
