rather than assuming.

Give me:
1. **Is this farm viable?** Work through households, turnover rate, realistic
   market share against the incumbent, and the resulting deal count against my
   runway. Tell me if the arithmetic does not work. Farming a strong incumbent's
   area on a short runway usually does not.
2. **The positioning.** Why a homeowner here should care that I exist, based on
   my actual connection rather than a claim to be "your neighborhood expert".
3. **A 12-month contact plan**: what goes out, when, through which channel, and
   what each piece is for. Vary the purpose - market information, genuine local
   usefulness, proof of results, direct ask - and weight it toward usefulness.
4. **What goes on the pieces.** The recurring format, and why someone opens it
   rather than binning it.
5. **The measurement plan.** Leading indicators I can read in month three, not
   just listings taken in month twelve, plus the point at which I should stop.
6. **What to do when a listing in the farm goes to someone else.**

Fair Housing applies to farming: target a geography, never a demographic.
